Since the 2024 changes to how buyer’s agent compensation is handled, offers of compensation no longer appear in the MLS, and buyers and their agents have to work out compensation on their own, usually in writing before touring. That has left a lot of agents asking listing agents directly, “What does this one pay?” For our listings, here’s the answer in one place.
What each listing pays
Compensation is offered per listing and is subject to the listing terms. The dollar amounts below are at list price.
| Listing | List price | To the buyer’s agent | At list price |
|---|---|---|---|
| 409 & 411 E Columbia Ave, Pomona | $1,297,777 | 4% | about $51,911 |
| 10807 Dumond Ave, Bloomington | $599,777 | 4% | about $23,991 |
| 1275 W Marshall Blvd, San Bernardino | $519,777 | 4% | about $20,791 |
| 949 Oak Glen Ln, Colton | $549,900 | 2.5% | about $13,748 |
Two things to notice. First, the percentage is not the same on every listing. 949 Oak Glen Ln, Colton pays 2.5%, not 4%. Second, these numbers are for the listings shown here and may change as listings are added, go pending or sell. Our buyer’s agent commission page is always the current list.
Why it differs by listing
Every property has its own numbers: what we paid, what the remodel cost and where the price landed. We set the compensation offer for each listing on its own rather than using one blanket rate. If you have a question about a specific listing, ask us. We’d rather you know the number before your buyer falls in love with the house.
Put it in your buyer agreement
Under the current rules, your compensation comes from your written agreement with your buyer, and what a seller offers is one way it can be paid. When you show one of our listings, make sure your buyer agreement and your offer line up with the compensation on that listing. Your broker can help you structure that. This post isn’t legal advice, just a reminder to check before you write.
Before you write an offer on one of our listings
A few quick checks save everyone time:
- Confirm the status. Listings move. Make sure the home is still active before you set up a tour.
- Confirm the compensation in writing. The amounts in the table are at list price. The final amount depends on the terms of the sale, so ask us to confirm before you write.
- Ask for disclosures and reports early. On a remodeled home, buyers want to know what was updated. Ask us what we have on file for the listing.
- Preview the home. Because our listings are vacant, previewing before you bring a buyer is easy. Call or text to set it up.
- Think about timing. We’re a direct owner, so questions about price, closing dates or credits get a fast answer.
None of this is unusual, but on a vacant remodel that shows well, the agents who check these early tend to have the smoothest escrows.
What makes our listings easy to show
- Vacant. Our active listings are empty, so there are no tenants to schedule around.
- Remodeled. New kitchens and baths on most, so buyers see a finished product.
- Clear facts. Beds, baths, square footage and MLS numbers are on the listings page with full photo sets.
- Quick answers. Call or text (909) 584-3345 with questions about any listing.
Host an open house
Our vacant listings have open house slots for agents. Hosting one is a simple way to meet buyers in Pomona, Bloomington, San Bernardino or Colton who aren’t working with an agent yet. Book an open house and pick up to three dates. We’ll confirm one with you.
Listings across the Inland Empire and LA County
Our current active listings are in San Bernardino County (Bloomington, San Bernardino and Colton) and Los Angeles County (Pomona). Our family has been buying, remodeling and selling homes across San Bernardino, Riverside, Los Angeles and Orange counties since 2011, 359 homes in all, so new listings come up regularly. To hear about them first, along with coming-soon homes and new open house slots, join our agent list.
And if your client is selling
Agents who show our listings often work with sellers, too. If one of your sellers has a house that needs work, has tenants, or simply needs a fast, certain closing, send us the address. You represent us on the purchase, and you can represent us on the resale.
