One deal, two sides: representing us on the purchase and the resale

Most deals pay an agent once. You find the property, you get it closed, and the file is done. When you bring a deal to Trident Investments Inc., the relationship can keep going after the closing: you represent us on the purchase, and you can represent us on the resale when the remodeled home goes back on the market. This post explains how that works in practice and what to think through before you take it on.

Side one: the purchase

You find the property. It might be a listing of your own that isn’t moving, a probate lead from a past client, a landlord who’s tired of managing tenants, or a house with fire damage that lenders won’t touch. You send us the address through the deal form, we make an all-cash, as-is offer, and you represent us on the purchase.

Because we pay cash with no lender or appraisal contingencies, the usual failure points on a financed deal aren’t in the way. We can close in about 7 days, or on the seller’s timeline if they need longer.

Side two: the resale

After we buy, we remodel. Our family has done this since 2011, 359 homes across 36 Southern California cities, mostly in San Bernardino and Riverside counties with more in Los Angeles County and Orange County. When the work is done, the home goes back on the market. The agent who brought us the deal can represent us on that resale.

That means a second transaction on the same property, a finished home to market with fresh photos and an easy story to tell buyers, and open houses where you meet new buyers. Many of those buyers will be looking for their next home in the same neighborhoods you already work.

We go over the terms on every deal

We don’t publish a one-size-fits-all formula, because deals differ: a tear-down lot in Rialto is a different project from a tenant-occupied fourplex in Pomona. We go over the details with you on every deal before anything is signed, so you know where you stand on both the purchase and the resale before you commit your time.

Some questions to raise on that call:

  • What does the remodel scope look like, and roughly how long before the resale?
  • How will we handle pricing, photos and marketing on the resale?
  • Who handles the open houses, and how do we schedule them?
  • What does your broker need from you on each side of the deal?

Work it out with your broker

Representing us on both the purchase and the resale is two separate transactions, and your brokerage will have its own policies on how you take them on. If you are also the seller’s agent on the purchase, that is a dual agency situation. California has specific disclosure and consent requirements for it, and your broker should guide you through them. This post isn’t legal advice, and nothing here replaces your broker’s guidance.

It’s also worth repeating where we stand: when Trident Investments Inc. buys a property, we buy as a principal for our own account. We are not acting as your seller’s agent. Your seller’s interests are represented by their own agent, which is often you.

Why this works for both of us

For us, the best deals come from agents who know their neighborhoods and their clients. An agent who knows a property well, and who sees it through from purchase to resale, makes the whole project smoother. For you, one good relationship with a buyer who closes reliably can turn into a steady source of listings instead of a single closing.

And we keep it simple: your deal stays yours. We don’t shop it to other buyers or go around you to your seller. Everything goes through you.

See the finished product

The best way to picture side two is to look at our current remodeled listings. They are vacant, easy to show, and several pay 4% to the buyer’s agent, as listed on our buyer’s agent commission page. You can also book an open house on one of them to see how the resale side works up close.

Start with one deal

You don’t have to commit to anything to find out if this fits. Send us one address through the deal form or call or text (909) 584-3345, and we’ll walk you through how both sides would work on that property. To hear about off-market deals and new open house slots first, join our agent list.
